What are current SBA loan rates?
SBA 7(a) variable rates are Prime + 2.25-2.75% (currently approximately 9-9.5%). SBA 504 fixed rates range from 6.0-7.5% for 10-25 year terms. DSCR loan rates range from 6.5-9%. All rates updated from Federal Reserve FRED data. PeerSense tracks rates across 899+ SBA-approved lenders.

Prime Rate & SBA Loans
The Prime Rate directly determines SBA 7(a) loan rates. When Prime drops, your SBA rate drops with it on variable-rate loans. Current Prime: 7.50%.
Treasury Yields & SBA 504
SBA 504 loan rates are fixed and based on Treasury bond yields. The 10-Year Treasury (4.54%) is the key benchmark. Lower yields mean lower 504 rates.
Treasury Yields & DSCR Loans
Most DSCR loan rates are priced off the 5-Year Treasury (4.33%) plus a lender spread. Higher DSCR ratios and credit scores earn tighter spreads.
30-Year Mortgage & Investment Property
The 30-Year Mortgage Rate (6.95%) affects conventional investment property loans. DSCR loans typically run 1–2% above this benchmark.

SBA 7(a) loan interest rates are based on the Prime Rate plus a lender spread. For variable-rate loans under $50K the max spread is Prime + 6.5%; for loans $50K–$250K it's Prime + 6.0%; and for loans over $250K it's Prime + 3.0%. Fixed-rate SBA 7(a) loans use a different index. Rates change when the Federal Reserve adjusts the federal funds rate, which directly impacts Prime.
