What funds on an outdoor plant?

The income is the lease. The desk places refinance on long triple net leaseholds, revolving lines to buy more easements, and sale leaseback of the ground. A two million single board is a pass. Talk to PeerSense if the plant is 20 million and up.

Three boxes that print

Digital spectacular refinance

Two or more leaseholds. Long non cancelable triple net to a credit operator. Appraisal on the leasehold. Debt sized off net income and DSCR, not a story about future ad rates.

Easement revolver

A line to buy permanent easements under boards that already rent to national operators. First lien on the easements. Recycle as you sell or hold. Pipeline has to be named sites, not a concept.

Ground sale leaseback

Sell the dirt under the plant, lease it back, keep the operations. Works when the ground rent is real and the remaining term is long. Same class as tower and fiber ground, different box than a bank C&I line.

What the credit desk actually underwrites

Operator credit. Remaining term. Assignment and estoppel. Whether the rent is guaranteed or cancellable. Existing debt and who sits in first. Cash in from the sponsor, not a broker markup.

CMBS and bridge both work when those are clean. A bridge still needs a named takeout. See CMBS from 10 million for the CRE floor.
